Only one sale and one closing since last week’s SM Dirt - 740 18th St. opened escrow on Dec. 27th and 207 10th St. closed for $2,447,000. Not a bad buy for the money. In spite of being on the corner of San Vicente, this is a 5 bedroom, 4 bath on nearly 10,000 feet of dirt.

With one closing this week, the numbers from last week remain largely the same:
14 homes are available to buy, 4 are in escrow and one closed, changing the 2013 total number of closed sales from 77 to 78, but keep in mind, there were probably another 10-12 that were not recorded in the MLS. By comparison, in 2012 there were 98 closed.
